I wish I would have bought a fourplex in a class A or B location in KC when I was your age.

If you have $25k in cash I would take that and purchase a $100,000 duplex in a B-Class area using a 30 yr mortgage.

I am trying to figure out whether the quality of renters and level of crime in the area would make it a good place for Class B quality buy and holds.  

Normally you need to find a bread and butter B class neighborhood to make money in real estate.
