I'm curious about your comment about elections shaking up the market; I assume you mean US elections, and am wondering if this is something that historically happens, or you expect to occur specifically in this wild election cycle.

The number of units varies wildly depending on location, and I am pursuing whole-building deals (maybe 8+ unit deals if its in the greater Tokyo area).

What I don’t like is he makes some wild calls and also for some reason thinks he can predict things down to the month even if they are years out.

Like, say I rent it to a single lady, I don't really want the elderly neighbor calling me to breathlessly report that *one* man visited on Tuesday night but, heavens above, a *different* man visited on Thursday night!

There is also more than one title/escrow guy with a very strong jawline (etc) near me that gets a lot of lady realtor business. 

So, stay flexible, educate yourself on what to look for, don't scrimp on your prep, and just cross your fingers that lady luck will put you in the right place at the right time.
