I would suggest you make the request to have the tenants leave, AND, if it delays the transaction that's no skin off your back - just keep you lender/bank in the loop!

I may have 2 or 3 on that list (no property manager that I trust) of trades that I would trust and keep long term to work on my other properties. 

However at the end of the day I do think self-managing with systems and processes is a great way to keep more cash flow and ensure higher quality tenants.

Do you have the funds to float and pay the expenses to keep your units operating in a month like that where you are having to pay the mortgage out of our own pocket?
