It was std practice in the old plaster on stone dwellings in Australia.The only solution was to scrape it off wet.

@Marco Santarelli @Ali Boone @Chris Music KC is my hometown :) Basically it is the most sensible place for me to get my feet wet.

I use sheet vinyl in wet areas (kitchen and bathrooms) instead of seamed flooring because of water that could soak through the seams and rot the subfloor.

It is very hard though so need a good wet saw.

Not sure your living situation but as a first investment, why don't you pursue a 4 unit or below to get your feet wet and keep it residential as oppose to commercial.

As far as I can tell if you don't touch it and it doesn't get wet and critters don't get at it then there is no reason for it to stop working - but I'm no electrician.With plumbing I always look for a copper main.

Gets your feet wet and you have someone helping pay for your first mortgage. 

If there are areas in the walls that are wet, I would remove and replace that too.Good luck!
