If he hasn't paid and your lease says 15 days (not 15 days to vacate at the end of the month), then I can't image he can stay until the end of January, but again, if he sees it differently, its going to cost you time and money, not matter how right you are.As for late fees, I do a flat $100, which was suggested by my management company.

You can image the tenant base that this complex comes with and unless your in the same city to manage this asset, the turnover alone will bleed this investment.
