I included a chart below so you can see what those LLPAs will look like , as you will see the closer you get to a 90% loan to value (10% down) the larger the hits to the rate are, therefore increasing the costs/rates.

I understand the low value land plays in both owning selling CFD etc etc  No title insurance just quit claim.. its quite common in the Niche you are playing in.. the issue is if the orignal seller buggars the title somehow and you CFD buyer pays all their payments and now wants clear title and you cant deliver it because of this..

I drive a 95 nissan pick-up, Paid for, good milege Why spend 50k on a fancy car that will go down in value ( not counting collector vehicles) I would rather spent 50k on a down payment on more real estate for more cash flow
