@Imran Ahmed - you could transfer it later, but it negates all liability protection as you bought it in your personal name therefor "pierced the veil" of liability protection, additionally it can trigger the due on sale clause of your loan, since you do not personally own the property, which will make the balance of your loan due in 30 days.  

I'd still try to provide an off ramp for them in my response, but I'd definitely make it clear that I'm prepared to go to the mat to enforce compliance of a signed, valid lease.

If you are doing a mailer to purchase homes cash and are a licensed real estate agent what disclosures/or wording do you use to make sure you are in compliance?

Found a place where the numbers were there but just too many problems between sketchy neighbors and the age of the house to pull the trigger.

But before I pull the trigger I stress test investment thesis as rigorously as possible and then assign probabilities to specific outcomes. 

You'll be looking to cut as much as possible on legit expenses--you want to maximize cash flow--but a management fee should already be figured into your calculations and due-diligence before you pull the trigger on the buy.Good luck to you.

@Melissa DenningI’ve been hearing about this book for a good minute on the podcast but haven’t pulled the trigger on actually getting it, thanks for the push!

Doubt the lender would trigger a due on sale clause, especially if the person on the loan is the sole member of the LLC.

Jusy want to hear some opinions before I pull the trigger.
