I once did a project as a GC for a Chinese American investor and right when it was time for him to pay me he cancelled his contract with me, did not pay me what he owed me to that date and finished the building with his own contractor friends and family.

I know you need to read some stuff but let me ask you as an engineer this how many engineering books did you read before you did your first project? 

Focus on the project you're working on right now.

I would participate in the project without financial part - providing help and doing different tasks just to watch the process and learn.

@Giovanni Luna personally I don't have experience with development.My firm belief though, if you have experience and a solid track record, finding money for projects is not the challenge, rather locating great opportunities for your investors.Your investors and lender will want to know about your experience and track record.

I've made contacts with handymen that have made it easier to deal with "minor" issues but tend to tackle the bigger issues myself.

Regarding the compounded return, the IRR does assume cash flows (if any) are reinvested at the same rate of return as the project itself, so this aspect is also included in the calculation (and that's why people use MIRR if they want to adjust this reinvestment rate)Again, thanks for your answer!

The way I see it, the reason he needs my money is because he doesn't have his own to invest in the project, so why is it so common to say "you do need to put in X%"?
