Think that would be more suitable for your situation and many times properties are listed for a good price.

There are 63 National Parks and probably half of those get over 1M visitors per year.

If it does not have positive cash flow based on all units rented today, with assumed 100% financing,  it is a bad deal and you pass.Your area is not suitable for cash flow investing.

I live in a very popular tourist area (10M visitors last year I believe), and vacation rentals are very popular here. 

For example, lets say tenants pay $650 all in (land lease + mobile home rental) and I offer the tenant to buy the home they're renting (presuming the mobile home is suitable for purchase) for more than the value that I bought it for (lets presume I purchased the park for $300k and there are 15 units, making the per unit value $20k per unit).
