@JJ Gritts can you buy HUD homes through regular financing, or do you need cash/special financing?

The QI takes title in a special entity called the Exchange Accommodating Title Holder. 

My credit union union offers a 100% LTV home equity loan product (not HELOC) at 6.99% but it it is only a 10 year amort. 

I'm meeting up with a Reator family friend who specializes in Orange County to see if I can find anything that would work out, both by the numbers and close enough to my job for me to live there. 

I find it best to have a sample deal on paper so they can see what kind of product you're looking at.

Most reputable turnkey providers have more demand for their product then they have supply.

And lets you sell investment property you have held for productive use and purchase new investment property and defer paying tax on the gain from the sale. 

Can anyone advise if there is another conventional product in the market that allows financing existing property earlier then 6 months after purchase? 

Also many hard money lenders have rental hybrid products now. 

Investing from far away is always risky specially if you don’t know the area or if you donot have someone you trust to manage the properties for you.
