Don’t annoy them but calling to check in is a different animal.  

Commercial is an entirely different animal than residential and you really have to know your stuff.For me it comes down to - do I want to be a commercial landlord or do I want to put that time into running my business.

@Andy MirzaThey are very state by state specific and where people get in trouble typically is not knowing state laws and understanding them as CFD’s are a completely different animal in some states.

Then once you go to eventually buy multifamily you will have had experience in your job and as a small landlord and the transition will be much smoother! 

The less back and forth for the seller and the listing broker the smoother the transaction.

@Mike Reynolds  Texas is simply another animal... were we get killed is SDC charges IE systems development charges.. water sewer storm parks schools  these are 25 to 50k per lot... depending on which city...

If the listing agent’s quote is substantially higher than what a different lender you work with will give, at least there is some underwriting to give to your go-to lender to make it smoother.

Raccoons, squirrels and any animal that can invade an attic space can leave behind terrible urine smells.
