Not sure I understand the logistics... 

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

It seem like a great long term hold with the appreciation BUT I think selling would be ideal.

for sure it can be done after the fact I have to do corrective deeds at least 2 to 3 times a year were title messed up the spelling of one of my LLC's and it has to be corrected after the fact. 

We all know about the shiny object syndrome or at least we have heard of it. 

I am proposed GP with development / management experience, however my liquidity is tied up in a separate development initiative. 

I am looking at areas in the border states.

The property is a duplex, and he plans to give all the proceeds from the sell to his daughter.
