well that's the thing about buyers agency - it's an oxymoron.realtors are supposed to represent their clients to the best of their ability - yet, as a true buyers agent (signed agreement) - you're looking to work for less because you're trying to get the best deal you can for the buyer...now that doesn't always relate directly to the price, but most often i think it does.

Where the money comes from isn't directly related to the 70% rule.The 70% rule says that if your purchase price plus rehab cost is 70% of the eventually selling price (i.e., ARV), you use hard money to fund the bulk of the costs, and you hold the property for six months then your profit will be about 15% of ARV.

Do you have any idea what was buried if it is anything chemical/oil related I would be alot more worried than if it was metal trash.
