Ice on the roof has nothing to do with it. 

It is a good community to network and learn about all aspects of real-estate investing.

These "park models" that I have an "in" on are 12' x 40' and have central a/c and heat with 2x4 walls, shingle roofs, and vinyl siding.  

Also can depreciate 1/3 of capital expenditures for building components, like new roof.  

We also built a rear deck and roof deck.

The small town aspect does not scare me as that is the kind of community I prefer to live in and know many others that are the same.As a side note when trying to find tenants, what are the best advertising methods?

My first suggestion is to make it to some BP or REI meetups for Tacoma to start building your network and maybe find a mentor to help you get started in the areas that interest you.Feel free to tell us what aspects of REI interest you, flips, buy and hold, whole selling, etc.

I know that a lot of people make this sound like an easy way to get into real estate investing, but it really requires the wholesaler to know and be proficient at ALL aspects of the real estate business/industry.
