We informed all of our current reservations that we were relaxing our standard cancellation policy-meaning that they have longer to decide to cancel and hoping that the craziness will blow over sooner rather than later. 

Relax.

I just like the area to relax in once in a while but my efforts pay much bigger dividends in NJ as Flipper.

Or is there another way to take variability into account I put it in a spreadsheet so that I can look at seasonality, weekends vs weekdays, holidays, overall average etc.

My family owns a secluded private "apartment" (3 bed, 2 bath, 1900 Sq.Ft.) on a private lake, sitting on a 40 acre parcel in the middle of a forest with plenty of room to hike, fish, kayak, relax in the sun, or cozy up in the rain, or even visit the nearby public lands, the next parcel over, for deer, bear or turkey hunting.

Package services are swamped too because of the holidays.
