It's in the investors best interest to get proper documented analysis of the property. 

There is an upcoming Wayne county auction where guru has developed a program to pick out the golden nugget properties based on zestimates (not super accurate), starting bids, zrentals, and up and coming areas.  

They are not properly draining far enough from the house and part of them are not installed properly.

I would say that it does seem to have a good ROI as people are doing developments all over the downtown area right now.

Note that, with proper written notice (letter), you can enter the property without his permission to perform repairs (although it is much better to have cooperation).

He claims that's the best value for the money and it will last for a long time if properly maintained.
