Up and thus don't allow for a great return just curious what methods are you using to locate properties currently here in Charlotte?

Is this the best method, or should we be getting fixed/firm quote for Labor, Materials and Timeline?

I've had pretty good success finding phone numbers with this free method.

It needs all new mechanicals (HVAC, plumbing, electrical). 

There are quite a few different methods.

After I decide on a target area and can clearly articulate the strategy I would like to go with (leaning towards multifamily rentals at the moment, possibly BRRRR method to start), I'll start making offers.  

I suspect REI are likely to find that my proposed method of starting small but gradually increasing each month in a way that rent increases more than cover it will be far more manageable. 

I should have clarified that my intention is to use the renovation budget for major fixes (structural, roofs, exterior projects, plumbing/electric) and then I was planning on doing the smaller projects that I can handle (flooring, painting, kitchen update, tiling/backsplashes, etc.) over time.  

Any electrical, plumbing, bathroom remodels, kitchen remodel, removing walls, siding, windows, roof, just to name a few.  

there seems to be some issues with plumbing electrical and roof but everything is minor.
