Per IRS it says 27.5 years but does that assume if you are purchasing a new single family rental investment and the depreciation needs to match the deprecation of the home? 

Since LLCs don't do much (perhaps some wealth transfer within the OA or rules of the road with multiple members), they might not be worth it in high-fee states such as CA, MA and others.

My main issue is that the lender is claiming if I don't close by the 25th they are going to charge me 1.5bps per day until we close out since the rate lock expires.

Monthly maintenance can vary but I pay as little as $120 per month for a single pool to $350 for a pool + hot tub with twice weekly visits (mainly for the hot tub).
