@Greg H. you're right, this is a big undertaking, I'm practically building a new house (which was my original plan) however, that proved to be less fruitful.

For instance, here in Orange County, CA there are all the coastal cities.

Its apples and oranges and the city won't even consider your argument if you try it that way.  

We had another Orange County Meetup last night, here in Lake Forest, and will be having another at the end of August so be watching for that.

For me, the key is to have an overall plan and strategy to reach your goals as well as an understanding that the real estate market is cyclical and different strategies are more fruitful during different "natural" cycles of the market.
