Because his REACTION to my offer is going to tell me more about the possibility of make it a deal than all the prior research as to seller’s motivations, wants, needs, etc.If I make my offer and never hear back from the seller, I know there was no deal to be made in any case.  

If your goal is LTR with no other strings attached, that is what you should do. 

I know of no attonrey that owns property in their own name.

From an accounting perspective there is no return until the negative equity position has been recovered making it one of the worse returns on investment.
