But, offering a $4 cup of coffee, attending a conference, or offering your time to that investor to dig a trench, paint a wall, or clean out a unit while she/he is flipping a building gives them reason to think you are worth the skin you are rocking.

my neighborhood doesn't support granite...again going for durable and cost effective.Paneling - the living room has paneling and i was thinking about just painting over it and not risking pulling it down and opening the pandora's box that MAY lie beneath.

Paint everything, and add decent fixtures to push rents to upper market.I have already began marketing the property for rent, even with no interior photos yet I have had 25 or so people attempt to apply who are happy with the rents.

One thing we did discover is (this property doesn’t have a basement it’s on a slab), because of the pet urine soaking into the concrete after cleaning, bleaching… we sealed it with Kilz oil based sealer to lock in/out the odors and ran my Ozone machine for a month to help with the smell.The Bear Paint distributor for Home Depot said we should have used water based Kilz and not oil based.

It can be stressful on a marriage if you're not on the same page.Tip...I got a flexible part time job as a substitute teacher...So, if I wasn't working on an extensive rehab, I worked at the school...In the beginning, I painted, cut grass and purchased all material to save $$$...If it's your Desire to do RE and you're 100% committed,  your husband will probably honor that...GL

Plan about $9K in repairs up front for new carpets or floors, paint, 6 appliances, hot water heater, plumbing leaks, and to fix whatever else was broken.Also, if you are planning FHA financing please beware that many of the foreclosures will not qualify due to disrepair.
