Cheap PM can't afford to get aggressive....kind of like cheap insurance....it works until you have a claim.Sorry to hear about your issues....good news is that rents are up so chances are you can rent for way more money than you had charged these deadbeats.

I have been jumping between the podcast, books, webinars and articles and would like to become more focused on a step by step educated process.  

I originally figured it would be around 3.5% but then I read an article attached to the deal analysis that stated some lenders charge up to 3% more on investments than they would for someone buying a home to live in.

This comes from an article I wrote a few years ago comparing two similar properties, one in Austin and one in Las Vegas.
