Here's my reason for not jumping into the multi-family market, maybe you can change my mind, or shed some light.I only buy SFRs, usually pricing around $50k for cash, then I'll owner finance them as is.

Keep in mind that once the City makes a determination it is almost impossible to get them to change it.

If you've used them, do you mind sharing what you used them for, and do you feel like it was worth the investment? 

I primarily use the "class" function in reports creation in Quickbooks.

I need to keep this in mind when I'm ready for a 1031, since I also have a WY LLC owned by a CA - a CP state - LLC.Now I need to figure out if I need to file a partnership return for the WY LLC, since it's clearly a partnership even for spouses in that state...

@Jermaine WhitePretty much what you already have access to on most websites.The MLS will sometimes have better search functions, but that depends on which MLS you are using.

One idea that comes to mind is to find a property where you can add appreciation by making improvements to the units or property.

Keep in mind the housing stock is olders (100+ yrs) and as such needs a repair budget to match.
