Is it true that we can't get FHA and conventional loans on distressed properties?

For perspective I purchased a duplex in late 2022 using an FHA loan for 444k that I’ve been rehabbing while living in it as well as renting one unit, once the rehab is complete this summer comps are showing I’ll have roughly 200k in equity to tap into.

However, my issues run into seeing a few markets that look good and then I can't seem to finalize my decision on which is better or where to really focus my time searching.

I need to open two checking accounts for a couple of SDIRAs and discussing commercial RE loan terms. 

It’s rare that a turnkey home would give you cash flow, so more likely you would buy something that needs a little work and is priced accordingly so that your loan amount is lower.
