Hi Landon, What I do/doing is talking to local investors to get an idea of what they are renting property for.

I would suggest to first reach out and talk to a couple Investor focused real estate agents in your market.

Everyone was complaining about it in my local real estate meet ups saying how expensive the new requirements were (Sidewalks, underground utilities, updated IRC, the list goes ON).I spoke to the largest developer I know and he said he welcomed all of the changes.

I've heard about owner-occupied portfolio loans on a few different podcasts but rarely see it being talked about.Does anyone have any first hand experience or insight they could share about the possible options?

As long as you make the terms clear and on paper, it hasn't been an issue for me.Otherwise, I would talk to a couple hard money lenders first, and see what they can do.

There is an extensive network in Sacramento - as Mark mentioned, I host a local REI meetup (it's actually the 4th Tuesday generally) and there are other meetups around town, I can share a list of them if you'd like

I'm a licensed agent so we'll just close on them and immediatley list it on the MLS if we haven't already found the next Buyer.
