In order to enact the early-termination clause, they must be current on all rents and fees, pay the fee when they turn in the 60-days' notice, pay rent timely through that 60-day period or it invalidates the clause, making them obligated through the end of original lease term, and agree to scheduled weekly showings (usually Saturday afternoons) during the final 30 days.

@Michael Dumont II Hi Mike - I don't have a buyer/broker signed for any realtor at the moment, but I am visiting potential properties this afternoon with one, but who knows if I'll sign one immediately following that either - we'll see how the evening plays out.As far as investment strategies - with all of the "rules" and numbers (cap rates, cash on cash, etc) --- what do you use as your baseline for VT properties, take the 50% and 2.5% rules for example while considering property purchases.
