If it's just a matter of removing debris and then an interior remodel, offer on it just as you would any other fixer and just include the extra costs in your rehab budget.On the other hand, if it's a really bad hoarder house, like this one:http://www.biggerpockets.com/forums/223/topics/133...You'd want to offer something closer to land value.
