I somewhat agree with the whole "buy real estate and wait" mantra, but I do think right now is a good time to sharpen your underwriting skills and really go in depth on a potential project.

I appreciate the complex excel spreadsheet for in depth analysis but need something much simpler for this.

Responses from your searches start guiding you in a direction and you guide back.Keep stopping to remember your goal so you can decide why something is a good idea or not.Your Goals/Capabilities Aren't the Same as OthersThis could never be more true but also more in depth than obvious.Every time you set out to do something, anything, everyone and anyone will have an opinion.I'm not talking about right or wrong, I'm talking about preference.Just because your friend or family member has had an awful experience in the same pursuit as you, actually doesn't mean much to your experience.

Often those types can tell you what they really think about a property.On my website and on Amazon I think is a free book on NNN I wrote that goes in depth.

Things like expanding exterior wall depth for new insulation requirements, new electrical requirements ect.

Thank you all for your in-depth insights, I really appreciate it, as I make the necessary changes in my education on my path to becoming a developer.  

They're not paying a title company to insure this gap, nor are they running in depth searches.The Sheriff uses the monies that pay for the properties to pay off lien holders in order.
