Not sure it would work out cost wise either with all the MLS fees etc if i'm only listing the occasional home to sale.

The most I ever have to do is respond to emails asking for approval on a maintenance item or occasionally ask a question about the statement.

There is a fair bit of evidence to suggest that letting a balance report occasionally (a small balance, maybe 1-2% of the limit) increases your score slightly.

I have worked with tenants that have a history of paying on time, so an occasional issue is understandable.But there are others who will not say anything when they know they won't be paying on time, and expect it will be ok to pay....whenever they feel like it.

We've had tenants that occasionally pay late, but will tell us in advance.

Most do use email but I get the occasional tenant who texts my voice line, not sure if they get an undeliverable.

Occasionally you'll need to replace pieces so having an extra box or two on hand makes life easier.

She could go there in the winter/spring and our daughter and I could visit occasionally. 

Then there is the occasional tropical storm or hurricane.
