I need a system where I can enter in the subject property address, the owners name and proper mailing address then export that to excel for uploading to direct mail service providers and for emailing the leads. 

And put  a it in an excel sheet.

If you're patient enough and have the funds to do what you're doing, I think it's an excellent idea.

Here's my problem: While I have excellent credit, I only make about $2,000 in income per month.

Unless you are actually interacting with a ton of people, excel worksheets will probably do the task for you.You CAN purchase lists, but in my experience I feel they are way to expensive for what you get.
