Ice damming is real and creates water intrusions, when the gutters start backing up with snow, the warm roof melts the snow, but it refreezes and expands getting under shingles, and then into roofs.

Unless you are a hard core believer in Global Warming (an obivous hoax, no scientific consensus) like SOME people in Tennessee do, I would just put in the standard tank kind.In your own home, you would need to do a cost benefit analysis of the savings in energy bill and replacement cost over the longer lasting and efficeint tank model.

No gas heat keeping the structure warm in the winter means the possibility of pipes freezing and breaking, costing sometimes HUGE amounts of money to fix.They are living beyond their means and need a cheaper rental unit.Good Luck!
