It was incredibly frustrating to show multiple jumbo lenders all the notarized, recorded, filed, etc, paperwork/maps/surveys/prop_tax_docs/etc showing the parcel split was unambiguously complete and a done deal years prior, and them to say "no, this doesn't fit in our little box unless you can get a prelim with only 1 APN, loan denied, we don't care about 25% down, 36 months of reserves in a retirement account almost as large as the loan amount, and an 800 FICO score" repeatedly when these were portfolio jumbo lenders to begin with. 

I see from your profile that you might have a rental in Lake County (I hope it's not Cook County because you cannot deny someone simply for having section 8 there)?

It is also now an absolute rock-solid floor for a rental that will take the next 20 years of abuse.

Right now the current tenant meets your income requirements for the apartment by himself, so unless your application standards hold that all members of the unit must meet all the criteria individually, logically you shouldn't deny they new guy because he doesn't meet your income requirements. 

Typically that's less hassle, less late payments, less tenant abuse, less maintenance costs, etc.

If this situation happens and she decides not to leave the apartment even after the lease is up you then have to deal with a squatter that has no signed lease but has emails stating that she wanted to be on the lease and was denied.

I am not an expert, but contractor decides how to complete the job in safety way, or deny a job. 

So I was just denied my loan because my debt to income isn't the best.

Especially gas and electric, which can be dreadfully abused here.
