says 2 people per bedroom plus one, which is what they would have.Maybe tell her that he has to fill out an application and be approved just like she was, then when you come up against his 320 credit score and his string of felonies and past evictions, deny him.

It was incredibly frustrating to show multiple jumbo lenders all the notarized, recorded, filed, etc, paperwork/maps/surveys/prop_tax_docs/etc showing the parcel split was unambiguously complete and a done deal years prior, and them to say "no, this doesn't fit in our little box unless you can get a prelim with only 1 APN, loan denied, we don't care about 25% down, 36 months of reserves in a retirement account almost as large as the loan amount, and an 800 FICO score" repeatedly when these were portfolio jumbo lenders to begin with.

Right now the current tenant meets your income requirements for the apartment by himself, so unless your application standards hold that all members of the unit must meet all the criteria individually, logically you shouldn't deny they new guy because he doesn't meet your income requirements.

If this situation happens and she decides not to leave the apartment even after the lease is up you then have to deal with a squatter that has no signed lease but has emails stating that she wanted to be on the lease and was denied.
