ME’s seacoast sold out nearly a decade ago so that ship’s long sailed, but we now have the parallel challenge of investor capital driving up home purchases and/or cash buys from deep-pocketed investors with no need for covering typical mortgage overhead and trying to squeeze out competitors by renting out at loss-leading ADRs (news flash: that didn’t work so well for ride-sharing and won’t with STRs either).

There really needs to be a more complete fix for this which may entail digging up the pesky weeds deep down to get the roots, adding more topsoil, and sodding.

I think 50k$ is low depending on the grade of the lean. if its bad then you're talking flooring issues such as tile cracking and what not and like @Eliott Elias said doing dry-wall work too.I don't want to sound like a debbie downer, but if unless you have deep pockets or you know how to do the work yourself I might look elsewhere.

There are numerous problems: several deep potholes in the parking lots, soil erosion under several of the sidewalks, no land scaping whatsoever, half of the complex lighting is burnt out, and this list goes on.
