This deal almost died multipule times, with issues regarding third party approval of the short sale, and FHA required repairs in order to close, and each time I hit a road block, and my agent and myself were scratching our heads Upen was there to point us in the right direction.

These 2 buildings closed within the same month.My point is that when everybody in your market is making all cash offers, doing what you can to lock quickly and c*%k block other potential investors, but still give yourself an "out", is an aggressive yet viable strategy to lock some serious potential upside.

My office is near Hamilton Ave.We are working on a burn out at this time.The owner has already collected his insurance money, so the motivation is there.He wants more than we are willing to pay, but as you know everything is negotiable.Fire damaged houses can be profitable.There is a service that will report to you all fires in the area.We work with Public Adjustors who represent owners to get the highest possible pay off.Insurance companies are notorious for beating you down and paying as little as possible.
