If it’s a judicial sale, you’ll need a court hearing and likely the bank’s agreement.If a trustee sale, just the bank’s agreement.If you can show the Ability to buy yourself, you have a chance, maybe.  

If you have the chance I have 2 questions regarding this:First, are there any complications/legalities to being both an appraiser and an investor in the same area?

There may be some out there that do, I just haven't met them yet.I see a lot of complications that may and likely will arise from this. 

Being a US citizen residing in Canada (now a Canadian citizen also) I have a complicated situation when it comes to having investments (and having to pay taxes on them).  

What complications arise if I raise a pool of capital from outside investors and act as the buyer’s agent for the pool of capital for any purchases?
