We have absolutely no clue where to begin but in speaking with our lender he stated that we would have to find an investor with ground up experience to even begin to be considered for a loan of this size.

I get that.If your not actually in the industry doing transactional bizz every day then I think its very lonely being a rental property investor you have a very limited sphere your working with  IE maybe an agent to acquire and then lender some contractors then either PM or tenants.

The price and condo fees were so attractive at $40K that after I paid an $8K down payment, she was paying less in condo fees and the $32K mortgage compared to the rent subsidize housing she was renting.
