I tried a little bit to chase the company down, but Empire VII seems to be a popular name in real estate all over the country.

I like that He says " chase the deal, not the money" because if u have a great deal, you will get the money!!

The advantage of putting them on the lease is having more people to chase if things go sour, and seems like that would be poor form in this case.

I personally don't chase down these deals but you could also look at the county website, most counties have a list of Sheriff's sales on their website. 

This will allow you to go look at several in one spot rather than chasing Craigslist, and it is usually a good source of servicing as well.

I have cleaned up many a sub too mess were the newbie bought or listened to the how to guru.. ended up way over the ski tips.. only to have it all come crashing down.Sellers royally screwed.. complaints to the AG  fines and penalties  its not pretty.Now I have done many probably over 100 of these .. however we were a 7 figure cash capital company.. we could and can write a check when things do not go right.Also in many states those chasing sub 2 are chasing NOD's ( foreclosures) and sub too bail outs are HIGHLY regulated..

I look at those things more than chasing every last dollar.Hope that helps.Jim

Why put 500 or 600k on the line for 50k when I can chase 50k for less than 100k?

So they are playing games by depositing 3 to400 dollars in our Chase account and not saying who deposited it it oh yea owner with 5 units is a quarter behind refusing to pay HOA dues but pays just enough to stay under 1800.
