I was working out the numbers on a few properties in an area I may be moving to and found this:Average price for a 2 bed: £165,000Average rent for a 2 bed: £950/mCan't help but notice that this is quite drastically below the 2% rule... it's less than even the 1%... it's close to 0.5, but how the hell would that be any good?

I am in the process of rehabbing the second house (a 1923- 3 bed 1 bath) now and have come across threaded and capped pipes in each of the upstairs bedrooms and hallway about 4 feet off the ground.

Other than that it's a basic box - 3 bed, 3 bath.  

Find an agent willing to work with you and ask that person to comp a few houses out so you can look over the listings and see what creates a comparable sale; sq/ft, beds/baths, lot size, age, etc.

A sample is like the Department of Parks in CA wants me to build a 10-bed Infirmary building with two ADA restrooms, then they have alternate 1: Construct concrete pathway from road to building, alternate 2: construct asphalt pathway from road to building, alternate 3: construct patio first floor, alternate 4: construct deck patio second floor.

Since it is 4 A.M. in TX, I finally know where everyone else is,,,,,IN BED!!!!

And then have the main floor be a 3 bed 1 1/2 bath apartment.

It makes sense for the slab to flow away from the property, but steps are supposed to be flat. 5 - There's the rusty nail that my kid stepped on that is sticking out of the slab6 - There is a ton of overpour that has gotten into my flower bed in front of the slab.

I let her in and we found him in bed, dead for a day or so.

Ideally, under 90 days, similar square footage, same beds and baths, and in the same neighborhood.
