It's going to be an interesting couple of years.....esp with the absolute necessities in life; monthly cell phone costs, Netflix, that auto pmt/lease & Whole Foods/Trader Joe groceries; costing way more than a months rent.

The only code that start requiring fire rating for Mechanical Rooms are when the mech units are located under a stair case.

If you have a written contract with the contractor, you can always take that to court and have a mechanics lien put on him.

Well this will be the third property I have purchased or been involved in the purchase of since leaving the auto industry in September of 2019. 

It's been very difficult figuring out the 'rules'/'mechanics' of financing so getting your feedback is awesome!

Why do some people work on their own cars, while others take them to their local mechanic/dealership for everything?

DO NOT fix the appliances, jacuzzi, or anything else mechanical, electrical, plumbing, etc.

Or there's that guy yesterday who looked at my cart of 70% off culled materials & tells me he would NEVER use that defective crap on his place.We have friends & family with auto loans/leases & still heavily mortgaged who confess that they can't afford to retire & hope social security will cover their retirement living expenses.
