I'm only on Airbnb now, conducting thorough market research and analysis is key to understanding the dynamics of any business or area you're considering. 

After a thorough set up with them we simply email them receipts with a note for what it was for/what project and they allocate it into the right category.Now if you have the capacity to learn quickbooks or employ someone who is versed in it then that is your best bet. 

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

Are comps at your projected ARV selling with a washer/dryer in place with cabinets?

What were your projected numbers like?

If it's a one bath and you have the cash + reserves I would suggest taking this project on before moving in.
