Some lenders will offer a blend of the two with something like a 14 year term.If a lender asks for more, they're imposing additional restrictions over and above what SBA requires.  

The influx of remote workers from both coasts to the Midwest for the lower cost of living, friendly people etc makes me think that Midwest prices will at least equalize with the US average over the next decade or so.I also agree with the challenges.

If you're willing to live in in one unit, you can buy up to a fourplex.Another possibility would be to find a passive partner.

But in the neighborhoods where I invest and have lived, you can still buy a 3/2 with a two-car garage on a 1/4 lot for less than 80K.
