Though I would recommend talking to a local bank and accountant for there opinion on how this could work.

They don't account for the time spent on the property which dramatically reduces the actual return.

I do have the 20% down payment in account that's not my emergency fund.

IE most folks renting <$900 do not have bank accounts.
