I workout 5-6 days a week and I also shake my head when there are gurus or programs out there promising ridiculous things when I know the only true way to get results is putting in the work and having the correct info to work efficiently (technique/form,etc) to get the body you want. 

And if you pay off that loan quickly, you won't be paying the full interest rate.I had a couple of friends who also used this technique so they could also buy during the crash and it worked for them, too.  

Some basic techniques like I suggested above will help you more then your MBA in managing people.   

Installing items and deploying techniques like electronic locks, cameras, proper guest screening, listing descriptions, and knowing how each platform operates is key.

I really appreciate all the advice and have tried a lot of the above techniques.  

You just need to learn how to say no, though, without guilt, and get good at tenant screening, seems to me.I learned a lot of techniques.  

Just employ good management techniques, just don't be negligent, have insurance and relax!

Other techniques smokers use to cover up their smoking: incense, air fresheners, and area rugs placed strategically on top of of the wall-to-wall carpeting.

They try every ad, hoping to find the one landlord who won't check them out.I wanted to mention a technique I've been experiencing in CA, when I've gotten on waiting lists for subsidized senior apartments.  

I could stay nice and smile and just use the broken record technique, "No, sorry, hon, I don't accept people who don't make 3X the rent.
