You have 4 units, Assume 700 sf of flooring to be replaced.

As @Bill Brandt said there are some rules they have to follow in identifying their replacements that can impact what they actually purchase. 

Basically, getting the most stretch from my dollar to move into the 'safe zone'- I'll include a few links on refinishing some basics that are cheaper that replacing if you can do yourself. 

Hi BP,I am currently negotiating a pipe replacement project to change a property’s cast iron pipes to PVC pipes. 

I replaced kitchen cabinets myself and refinished hardwood floors.

And all of the proceeds of all the sales must to into the purchase of the replacement property.

(I am hoping that there is no load bearing element in this wall)- Get rid of carpet and replace is with LVP- Change out light fixture- Somehow manage a small living room space.- Repaint the cabinets and add hardware.- Add a nice dresser and a mobile clothing rack.- Add a washer and dryer in the bathroom Anyway...any input appreciated.

Annoying if it gets damaged as well, much easier to repair/replace smaller units.

Anyways, we've decided to replace it.
