If the first still exists in some form then I am wiped out (which is ok) but if not then I still may have a play.

I've played with similar money and nothing on the MLS, I repeat NOTHING on the MLS makes any sense to me as an investor and future buyer.

Due to his entire family passing away in the span of a year, we're about to inherit a decent chunk of cash, and will have about 150K to play with.

Con: you don’t get paid until you sell, but real estate is a long term play.

But you can't win unless you play.

@Chelsie Runnings...I play in the alt sandbox a lot, and I'd tell them they need to come up with more $$. 

It is listed in the MLS, and if county has access to it, so it seems certain taxes will go up considerably ... even if there is a cap% for increase, they probably will play catch-up going to max% increase until get's close to the market value/transacted amount... makes sense ?  

If you are looking for a more appreciation play building on the baxter side would be substantially more desirable.
