If they can present you with a suitable replacement tenant that passes your tenant screening, then you can easily remove the departing tenant and add the incoming tenant to the lease. 

The key is to check with the city or county planning department to know what will be required and what utility access and service looks like.

They have a specialty department focusing on self-directed plan accounts. 

They may need to be purchased and on site though. this is department specific and what you have on your plans.. so like the community I built last year in Gresham OR. 23 homes landscaping must be installed to get C of O.. as it was described on the building permit.. each jurisdiction is different.. 

@Pierce Fonville most likely someone in the planning department, there should be a place to request permits on the city website with a phone number there.

check with the department of real estate they are the ONLY ones who can advise you on this.. no one on this site is going to pay for your lawyer LOL  the pro wholesaling will say yes.those of us with decades in the industry think not .. at least not when your mimicking what an agent does.. 

But with the detailed export I was able to export for the time period and for the job site, and then sort by department, class, and sub-class, which allowed me to categorize all my purchases in to Electrical, Roofing, etc.

Most code enforcement will not offer design advice but will offer violations.The Fire Inspector, Fire Marshal may also be a great place to start.Meeting with local REI groups and making contacts with other investors in your area may open up dialog of whom to use and whom to stay away from.Most fire departments are loaded with great contractors in all fields and or can share with you whom they use.Networking, knowing and using your resources, and open communications will give you insight into establishing your own resource list with those you would want to keep calling.Stephen
