I am a broker...I can tell you, at least for our market (and I know other brokers outside of our market say the same thing), there is no reliable 3rd party data.  

It will be hard to cashflow any property that doesn't meet the 1% test (rent/price) with a mortgage.

Of what I recall I think the material they test over is about the same, I don't recall though if there are different requirements in continuing education or other things like that. 

Seemed very professional and lots of data/property listings, but why would I provide a refundable deposit before anything has transpired.

in Mississippi I was able to take the very abbreviated short test for a brokers licesne  14 questions...

Ok I got it that's how I up load my data for my GPS box's from Jeppesson. it used to be we had this disk type thing we would have to plug into something on the computer then put it in that thing.. now it goes on a little thumb thing and is quite a bit faster.. not sure if that's it. but its a subscription.. thanks
