While HTML email looks appealing, depending on your marketing strategy it might not be what you want to use.

And what appeals to you for marketing? 

The appealed the foreclosure on the basis that their attorney was not properly noticed during the foreclosure (which was non sense, they had paid the mortgage in 5 years & had been in and out of foreclosure for years).  

You have great leveraging power being able to come in and buy with cash and get something at a great price by helping an owner out of a tough situation with a quick close or just a more appealing offer with a quick close and then have the money to do the rehab and get your money back out quickly.

In my area and I suspect yours, there are companies that specialize in tax assessment appeals.

I have been working super hard to rebuild my credit and therefore the 0% down is really appealing.

Now my model is to do everything I can as far as management, repairs, appealing taxes, checking on insurance, cutting grass, meeting with code enforcement, etc...

Their pitch is somewhat appealing, because I've never built ground up, except as an employee for a larger development company.

All three markets have their appeal.
