It seems to have some really great features, like multiple numbers, call us now widget for your website, ability to delegate calls to others, and virtual receptionist. 

And many followed.What your describing in virtually every state would require a RE license to do it legally even if it was one home....

how would i know when he closes a deal, I'm doing this virtually so I'm not present in that county. i am helping him out just want to know if theres any type of software i have to use just so well be on the same page or how would i know he's not screwing me over, would we just verbally agree to something and he pays me or??

This is usualy all virtually and done quickly. 

Something like a foundation issue and/or serious mold could make it virtually worthless.  

Which basically means the inspector may require you to update everything in the house to current code which in some cases is virtually impossible or may cost signifant money that you weren't planning to spend.

Hard to make it a "one thing" but it boils down to: Can you collect the rent in a consistent manner with virtually 0 vacancy and that rent allows your property to cashflow for the next 10 years at least?
