It is on a busy street, but the land is huge.

Depending on which side of the street you own can make a huge difference as this area is at the boarder of two counties.  

And it should be unique, something you are doing but the guy down the street isn't doing.

House hacking in Detroit I wouldn't do because the areas where there are Duplexes I usually do not like the streets where a lot of 1-4 are located.

You do really have to drive the area and avoid run down multifamily apartments and foot traffic from busy streets, e.g.

I am a mortgage banker though so I have a little more knowledge than the man/women on the street. 

You walk 2-3 blocks and its pretty run down. these neighborhoods are street by street basis, you just need to understand the neighborhood or know someone who does. if you can find that you can find opportunities that you can take advantage of.

If there was two townhouses that had the same square footage, age and neighborhood (some in the same subdivision/street) and one was a 2 bedroom and the other was a 3 bedroom, approximately how much value would the additional bedroom be worth as it relates to comps?
